Stratton & Holborow acts for both institutional and private clients in the letting and management of residential properties. These range from individual family homes to investment portfolios to entire complexes of quality apartments.
While many lettings are based on relatively short term agreements (typically with an initial fixed period of six to twelve months) the Division is a pioneer in the growing market for longer lets of larger houses, sometimes on fully repairing terms.
Clients are offered a fully comprehensive service, this can include a marketing package tailored exclusively for the individual property or the preparation of annual and longer term budgets for expenditure on maintenance, and the calculation of service charges.
The Division has great experience in advising on the legal aspects of the letting procedure including Tenancy Agreements, the Landlord and Tenant Acts, the Housing Acts and the Consumer Protection Act and can guide clients in dealing with the appropriate statutory controls.
Landlords and Residents' Associations also use the services of the Division which manages both purpose built apartments blocks and a range of important historic houses which have been converted into flats.
