1. General Description
The land extends to 14.672 acres (5.938 hectares) or thereabouts and is situated to the east of St Newlyn East and located at the end of private un-metalled road as shown on the attached location plan and in more detail on a 1:2500 plan.

The land is one parcel and shown edged red on the 1:2500 plan and the access in blue and is Grade 3 on the Land Classification Map. It is currently down to pasture and south facing.

There is no water supply to the land
4. Access Access to the land is by way of a private track off an unclassified road between Trevilson and St Newlyn East.
5. Terms of Letting
The land is to be let on a fixed term Farm Business Tenancy from 29th September 2010 for a term of 3 years. The rent is payable half yearly in advance on 29th September and 25th March.
6. Tenancy Agreement
The Tenant will sign a standard Farm Business Tenancy Agreement and this may be inspected at the Agent’s office by appointment or maybe sent to an applicant on the receipt of a fee of £20.00. The Tenancy Agreement will be prepared as soon as possible after selection of the successful applicant with a cost to the person of £150 plus VAT payable by the Tenant who will be liable for the proper upkeep of all hedges, fences, ditches and gates including boundary hedges.
