1. General Description
The land is situated near the centre of the village of Illogan as shown on the location plan and in more detail on a 1:2500 plan attached.
2. The Land
The land extends to 2.70 Acres (1.09 ha) or thereabouts. There are no buildings and the land is productive arable or grassland.
3. Terms of Letting
The land is to be let on a fixed term Farm Business Tenancy for 3 years from 29th September 2010. The rent will be payable half yearly in advance on the 29th September and the 25th March.
4. Tenancy Agreement
The Tenant will sign a standard Farm Business Tenancy Agreement, this may be inspected at the agent’s office by appointment or may be sent to any applicant on the receipt of a fee of £10. The Tenancy Agreement will be prepared as soon as possible after selection of the successful applicant with a cost to that person of £150 plus VAT.
5. Repairs
The Tenant will be liable for the proper upkeep of all hedges, fences, ditches and gates, including boundary hedges except as otherwise may be agreed. The Tenant will also be responsible for boundary hedges which have been the responsibility of the previous Tenant.
6. Tenant Right Valuation
There will be no valuation at the commencement of the tenancy. There will be a schedule of condition and the incoming tenant will take the land with full liability in accordance with the terms of the tenancy.
7. Tenders
Tenders are to be submitted on the official tender form only as attached and are to be returned to the agent’s office by 12:00 noon on Friday 6th August 2010. When completing the tender form it is essential that all applicants should give the fullest description of themselves and their experience, financial resources and proposed farming policy. The applicant should be a single name only ie Mr A Farmer and not Mr A Farmer & Sons. Referees should include the applicants present Bank Manager or Account and previous Landlord’s Agent if they have previously rented land and anyone else who has knowledge of the applicant’s farming ability would be most helpful. The rent offered for the land must be unqualified, non-escalating figure (something like £1.00 higher than the highest bidder would not be acceptable). The highest of any tender will not necessarily be accepted.
8. Viewing
Entitlement to view is by possession of a copy of these details. The land can be viewed at any convenient time and those doing so are asked to ensure that gates are left closed.
