Location & Access

The land is situated in the Parish of Offwell just east of Honiton. The village of Offwell is approximately 0.52 miles north and the village of Wilmington 0.7 miles to the east, as shown on the attached 1:50,000 scale plan. The land has good access from a minor public highway from field gateways in two places as shown on the attached 1:2,500 scale plan.

Description

The land comprises one reasonably level field which is in productive pasture. The land is occupied on a grazing licence which will end on 17th September 2010. The land will be sold with vacant possession. The land is classified Grade 3 by The Ministry of Agriculture Land Classification.

Metered mains water is connected to the land.

Easements, Wayleaves & Rights of Way

There are two telegraph poles on the land and two water mains running under the land. There are no rights of way over the land.

Viewing

Applicants may view the land during daylight hours if in possession of these sales particulars. However, it should be noted that the land remains subject to Tenancy until the sale and if interested applicants inspect the land they are asked to ensure that gates are kept firmly closed, livestock are not disturbed and any standing grass or hay or silage is left undisturbed. Access into the fields may only be on foot and not by vehicle.

Method of Sale

After a reasonable period of marketing, those who have expressed an interest in the land will be invited to submit Formal Tender offers. The Diocese of Exeter do not undertake to accept the highest or any particular bid. On acceptance of any offer the purchaser will be asked to sign a Contract and pay a 10% deposit. The sale will take place on 24th September 2010 when the current occupancy ends and the property will be sold with vacant possession.

Ingoing Valuation.

The purchaser will have no claims against the outgoing tenant nor will the outgoing tenant have any claims against the purchaser.
