Take the B3273 from St Austell towards Mevagissey. After about 5 miles turn left at the garage (signposted Pentewan Village), enter the village and the harbour and the Harbour Flats are to the right.

Terms of Letting

1. The tenant will occupy the property as his/her main residence only and not carry out any business from the premises.

2. The tenant will pay the rent monthly in advance. A guide of £325 per calendar month is suggested, although applicants will assess the rental value on inspection and tender the appropriate rent.

3. The tenant will pay all other outgoings including Council Tax, electricity, telephone etc.

4. The tenant will pay the Landlord’s costs for the preparation of the Tenancy Agreement and Record of Condition in the sum of £100 plus VAT. A security deposit equal to one month’s rent will be required and, subject to terms being agreed for a longer period of letting, the deposit will be returned to the tenant net of any interest accrued. Return of the deposit will also clearly be condition upon the tenant having complied with the terms of the initial tenancy.

5. The tenant will be responsible for internal decorations and minor internal repairs.

6. Further terms will be applicable within the standard Assured Shorthold Tenancy, copies of which are available on receipt of a returnable deposit of £5.
