RESIDENTIAL DEVELOPMENT SITE, GERRANS, NR ST MAWES, CORNWALL

LOCATION

The development is situated in an elevated position in the village of Gerrans overlooking Portscatho and Gerrans Bay about 5 miles from St Mawes and 10 miles from the Cathedral City of Truro.

It is very rare for any development sites to become available in a coastal location on the Roseland Peninsula and the site benefits from detailed planning consent for three 4 bedroom detached houses and seven 3 bedroom detached houses on two sites adjacent to each other.

THE SITE

Planning consent was granted in July 2009, consent no. PA10/0433/09/M for a development of 40 houses of which 30 houses are subject to affordable or local needs restrictions. This part of the development is currently under construction by Devon & Cornwall Housing Association.

The balance of the site is in two parcels and situated to the front of the development and is offered for sale freehold.

Under the terms of the agreement with DCHA, they are obliged to provide the Estate road leading to the proposed development to an adoptable standard and rights to connect to services including drainage have been reserved in favour of the open market houses.

DCHA are also responsible for the provision of open space in accordance with the requirements of the Unilateral Undertaking.

The two parcels of land comprise SITE 1 amounting to approximately 0.28 hectares and with detailed planning consent for the provision of five 3 bedroom and one 4 bedroom detached houses. SITE 2 comprises about 0.178 hectares with the benefit of detailed planning consent for two 4 bedroom and two 3 bedroom detached houses.

The attached plan indicates, for guidance purposes only, the boundaries of the two plots. The detailed plans show the proposed layout for which consent has been granted for each of the plots.

SERVICES

Prospective purchasers must rely on their own enquiries in respect of the availability of services to the site but it is understood that mains water, mains electricity and mains drainage are readily available.

TENURE

The property is freehold with vacant possession.

PRICE

Offers are invited on an unconditional basis for the purchase of the land either as separate sites or together - Subject to Contract only.

VIEWING

Access to the larger site may be gained from the small lane accessed off Clifton Terrace. Alternatively the sites can be accessed through the main Estate development, which is a Building Development Site under the control of ROK and visitors should report accordingly to the site office.
